At Rumbles we understand that a residential property is a significant asset and that an owner's principal objective is to maximise the return on investment, both in terms of rental income and capital appreciation.

We make a point to understand what is important to you and work closely with you. So you can sit back and relax, knowing you'll never have to worry about the things that can go wrong because you have trusted your property to the leaders in the field.

We maintain exceptionally high standards when it comes to selecting tenants to recommend to you. Stringent checks are conducted through nationwide databases and all previous rental, business and personal references are verified and employment details confirmed.

We understand the importance of completing the appropriate documentation for our clients' property and prepare lease agreements tailored to individual's needs, complete a detailed condition report and use the standard Residential Tenancy Bond Lodgement form.

We offer a number of rent payment methods for tenants, such as Bpay, cheque and in person over the counter. Rental income is deposited directly into your nominated bank account. Should a rent payment become overdue we'll chase it up with reminder calls, written advice and SMS messages.

Routine inspections are carried out at six-monthly intervals to ensure the tenant is maintaining the property and to check if any maintenance is required. We'll advise you immediately of any maintenance or repairs required. Any necessary work is carried out by Rumbles approved trades people within the cost limit you have authorised.

We will conduct regular rent reviews and discuss the renewal of lease with you. If you're new to property investment, or have been managing a property yourself, we can take all the stress and hassle out of the process for you.

Rental Payments

Rent under your residential Tenancy Agreement is payable two weeks in advance from the commence date of the lease unless another arrangement has been made. If you cannot make a rental payment on or before the due date, please contact your Property Manager.

Rental Bonds

The rental bond is usually an amount equal to 4 weeks rent and is lodged with the Rental Bond Board. The bond is held as security for the term of the lease and is refunded after vacation provided the property is left in the same condition as when the lease commenced (allowing for fair wear & tear) and there are no other monies owing.


The first inspection of the property is undertaken 1 month after the commencement of the tenancy and at six monthly intervals thereafter.


We recommend that you insure your personal belongings on commencement of the tenancy. You will not be covered by the landlords' property insurance.


It is your responsibility to arrange connection and disconnection of Electricity, Gas and Telephone services.

A duplicate set of keys are held by Rumbles Real Estate.
Keys can be borrowed from our office during business hours. No service is available after office hours.

Repairs and maintenance

All requests for repairs are to be directed to your allocated Property Manager. All repairs will be attended to as soon as possible, however, it is often necessary to obtain approval from the landlord before repairs can be carried out. Unfortunately this may result in a delay.
